Acceptance of Terms

By using Middletown Handyman services you accept these terms and agree to be bound by them. If you do not agree, please do not use the service.

What We Provide

Middletown Handyman is a brand of Central Jersey Home Services LLC, a registered New Jersey home improvement contractor (NJ HIC #13VH13918800) that provides small-job repair and maintenance work, including:

• Drywall repair, painting touch-ups, and interior finish repairs
• Door, lock, trim, and carpentry repair and replacement
• TV mounting, furniture assembly, and installation of shelving and accessories
• Deck and fence repair, shed assembly, and small exterior repairs
• Tile, grout, and caulk repair; backsplash installation
• Like-for-like replacement of faucets, toilets, fixtures, switches, and receptacles, which New Jersey classifies as ordinary maintenance (N.J.A.C. 5:23-2.7). We do not perform work that requires a construction permit, and we do not install new plumbing lines, new circuits, water heaters, or gas appliances
• We do not perform full bathroom or kitchen remodels, tub-to-shower conversions, or walk-in shower construction

Text Messaging (SMS) Terms

Middletown Handyman and the other Central Jersey Home Services LLC service brands send service-related text messages, such as a follow-up if we miss your call, replies to questions you text us, and messages about your estimate or scheduled work. The following applies:

• By calling our number, texting it, or submitting a form with your phone number, you agree to receive service-related texts from us at that number
• Consent to receive texts is not a condition of buying any service
• Message frequency varies with your inquiry; message and data rates may apply depending on your mobile plan
• Reply STOP to any message to opt out; reply HELP for help
• Mobile carriers are not liable for delayed or undelivered messages
• Mobile information and text-message consent are never shared with third parties or affiliates for marketing purposes; see our Privacy Policy

Pricing and Payment

Pricing is flat-rate: the Handyman Visit ($345), Half Day ($595), and Full Day ($1,095) packages, or one written price for longer jobs, agreed before work begins. Payment terms:

• Written prices are valid for 30 days unless stated otherwise
• Once the price is agreed, a 50% deposit holds your date. The deposit is figured on the labor price plus the high end of the materials estimate, and the remaining balance is due when the work is complete. There are no draw schedules
• Materials are billed at cost and itemized on the invoice
• Additional work is priced and approved in writing before it starts

Warranty

We stand behind the work with:

• A one-year labor warranty on every job: if our workmanship fails within a year, we return and make it right at no charge
• Manufacturer warranties on materials and fixtures
• Exclusions for normal wear, misuse, and pre-existing conditions we pointed out and were asked not to address

Liability and Insurance

Central Jersey Home Services LLC is registered with the State of New Jersey (NJ HIC #13VH13918800), bonded, and insured. Liability is capped at what you paid for the services in question. We carry general liability insurance, and workers' compensation coverage is carried for all employees.

Cancellations

Cancellations require:

• 24 hours' notice for most visits
• 48 hours' notice for multi-day jobs
• Special-order materials may be non-refundable once ordered
• Urgent or after-hours work may carry different terms, stated when booked

Your Responsibilities

Customers agree to:

• Describe the work and the site accurately
• Provide safe, reasonable access to the work area
• Clear personal belongings from the work area
• Obtain any permits the work requires (we do not take permit work)
• Raise any concern promptly
