Plain Answers
Do deck repairs need a permit in Monmouth County?
Repairs and like-for-like replacement of boards, railings, and stairs are ordinary maintenance, so no permit. A new deck, a larger footprint, or replacing the ledger bolted to the house is structural work that needs a permit, and that is outside what we take on.
Can you replace only the bad boards?
That is most of our deck work. When the joists underneath are sound, we swap the soft and split boards, re-screw the loose ones, and the deck has years left in it. We check the framing while we are down there and tell you plainly if it is past saving.
When should a deck near the shore be stained?
Late spring or early fall, with two dry days back to back and temperatures between 50 and 85. Humidity off the bay means drying time matters more here than inland, so we wash on day one and stain on day two, and we watch the forecast rather than the calendar.
My fence posts are leaning after the winter. Fixable?
Usually, as long as the post itself is not rotted at grade. We dig it out, plumb it, and reset it in fresh concrete. If the post has gone soft at ground level we replace it and reuse the panels where they are still good.
