A faucet that drips all night, a toilet that runs, a dining room light that came with the house in 1974. We swap it for a like-for-like unit in the same place on the same lines. New Jersey's construction code calls that ordinary maintenance: no permit, no inspection, and nearly always a single visit.

- A ceiling fan where only a light box exists (needs a fan-rated box)

Plain Answers
Do I need a permit to replace a faucet, toilet, or light fixture in NJ?
No. N.J.A.C. 5:23-2.7 lists replacing faucets, valves, traps, and fixtures with a similar fixture, and replacing receptacles, switches, and light fixtures with a like item, as ordinary maintenance: no permit, no inspection, no notice. Once the job changes the piping or the wiring it is no longer ordinary maintenance, and that is where we stop as well.
What does like-for-like actually mean?
Same location, same connections. Faucet for a faucet, toilet for a toilet on the same flange, light on the existing box, switch for a switch. Moving a sink, adding a second vanity, running a line to a fridge, or putting a fan where there was only a light is new work that needs a permit and a licensed trade.
Do I buy the fixture or do you?
Either. Picked one out already? We install it. If not, tell us the look and the budget and we bring options at cost, itemized on the invoice. We keep a couple of dependable standard toilets and faucets on the truck.
It is leaking right now. How soon can you come?
Close the supply valve under the sink or behind the toilet and text us a photo. Most swaps book within the week. If water is actively running where it should not be, call a plumber first and us for the repairs afterward.
