How are property managers billed?
Standing accounts run time and materials at $135 to $150 an hour depending on scope and volume, invoiced per property with photos of the finished work. A one-off turnover can be quoted flat instead. Either way it is one invoice, not a stack from three different trades.
How quick is the turnaround?
Punch lists usually clear within the week, and turnover units go to the front of the line because the math is obvious: a unit sitting empty in Red Bank or Middletown costs more each day than the repair list did.
Will you deal with the tenant directly?
Yes. Give us the tenant's number and a work window; we schedule with them, send an on-the-way text, and report back with photos when the list is done. You stay out of the middle.
What is in scope?
The whole make-ready and maintenance list: patched and touched-up walls, doors and locks, caulk and grout, like-for-like fixture swaps, shelving, small carpentry, and exterior or shed repairs. Anything that belongs to a licensed trade, panels or gas for example, gets handed to that trade rather than improvised.
Are you insured, and can you send a COI?
Yes. Registered NJ home improvement contractor (NJ HIC #13VH13918800), insured, and a certificate of insurance is available for your file before the first work order.
